LIMITATION OF LIABILITY SUNRISE VACATION PROPERTY Ltd., referred as "The Company" acts as a rental manager for property owners and accepts no liability on their behalf. The Company cannot be held responsible for temporary interruptions of electricity, telephone, water, cable service, hot tub / pool or any other unforeseen situation outside of The Company control. Tenant - the person who is making a reservation of the premises on the www.cottagemonttremblant.ca or http://www.chalet-mont-tremblant.com/ website. Please review carefully these Terms and Conditions as you will be asked to acknowledge and agree with The Company on these terms. Tenant agrees to assume all liability and hold The Company harmless from any and all injuries to persons or damage to property caused by Tenant or any on the premises with Tenants permission. Tenant agrees to pay any cost and attorney fees incurred by The Company in defending any lawsuit or other action brought in reference to such injuries or damage. All personal property in the premises is at Tenant's risk only and The Company shall not be liable for any damage to it, nor is The Company responsible for insuring Tenant's personal property. The Company is not liable for personal injury, sickness or death of a person or family or guests, caused during or after the time of occupancy. The Company is not liable for loss or damage to a property of a person or family or guests during or after the time of occupancy. The Company reserves the right to update current Terms and Conditions without notice to the Tenants. SMOKING AND PETS For insurance, hygienic and allergy-control reasons, it is strictly forbidden to smoke in the cottage or bring a pet, in any place. Moreover, all weapons, including the rifles with lead, are prohibited. All cottages are non smoking. Possible penalty of 100 $ + cleaning fees. Smoking outside is permitted, however we ask your collaboration to control where you dispose your tops. MAXIMUM NUMBER OF GUESTS Each property has a maximum capacity of guests and a reservation is made for a specified number of guests. Prior notification of any increase in the size of your group, is required which is not to exceed the maximum set by the owner. The Company reserves the right to refuse or interrupt service to any customer, without compensation if this policy is omitted. YOUNG ADULTS For a group with only young adults, there must be at least one person 28 years old or more. Security deposit for those groups is $1000 in cash. PENALTIES Please be advised that due to recent complaints from our neighbours we are enforcing our policy and introducing the following penalties and fees: 1. Excessive Noise penalty of $800 which will be withdrawn from the security deposit in case of Noise between 9:00 p.m. and 7:00 a.m. 2. No fireworks allowed on rented property. Fireworks penalty is $800. 3. Using snow mobiles, ski doo and ATVs penalty of $800. 4. Each cottage has maximum parking places. Fee of 20$ per day will be charged from each additional car parked on the property. SECURITY DEPOSIT A damage, security deposit of CAD $800, payable by credit card - 5 business days before the check-in date, is required from the renter before he is given the keys, in order to ensure that the condition of the places is the same one as on arrival and for the respect of the Terms and Conditions. The full or adjusted (in case of any damage to the property or an application of listed above penalties) amount of security deposit will be returned back to a renter's credit card within 5 business days after check out date. In case of security deposit is paid in cash the full refund or balance will be sent by mail no later then a week from the departure date. The renter is obligated to sign the terms and conditions form with company's property management representative at check in time. EXCESSIVE NOISE The renter is responsible for the rented cottage and its contents. He or she is wholly and completely responsible for those persons he or she allows to enter the cottage. In any time, the renter and his or her guest(s) must act in such a manner so as to not disturb the occupants of nearby buildings. Any music or noises being able to be heard at the limit of the ground is prohibited, particularly between 9:00 p.m. and 7:00 a.m. This is done in the interest of preserving the restfulness, comfort and tranquility of the site, as well as for protecting the personal safety of all concerned. Excessive Noise penalty of $800 which will be withdrawn from the security deposit in case of Noise between 9:00 p.m. and 7:00 a.m. Commercial activities are forbidden, as well as installation of camp are forbidden. The cottage and accessories must be clean and put back in place upon the renter's departure. PARKING SPOTS Every cottage has maximum of 6 parking spots. Fee of 20$ per day will be charged from each additional car parked on the property. HOT-TUBS To ensure proper sanitary conditions, we ask each user to take a shower before entering into a Hot-Tub,and not use body cream and/or oily products. These creamy products have a tendancy to plug the filtration system and creates unwanted water deposits. If we see these conditions at the check-out inspection we will be in the obligation to empty the tub and cleaned all systems. A charge of $100 will be deducted from security deposit. FIREWORKS AND OPEN FIRE Fireworks cause forest fires. The lighting of Fireworks are absolutely FORBIDDEN at any cottage listed trough our services. Any renter caught lighting fireworks will be immediately evicted. No fireworks allowed on rented property. Fireworks penalty is $800. As per the Municipality regulations, outdoors fires have to be confined in a secure fire pit locations. Make sure all fires are kept small and are in the established fireplace. WOOD FOR FIREPLACE Wood for fireplace is not provided. Please bring your own wood. SEPTIC SYSTEM The septic system is a very sensitive and integral part of cottage life. The basic rule is do not put anything down the toilet other than natural waste and toilet paper. No paper towells, Kleenex, tampons, pads, matches, hair, grease, strong chemicals, etc... These are guaranteed to back up the system and believe me, you do not want that to happen. If the power goes out for a period of time, do not flush the toilet more than once, fill the tank with water from the lake or in house containers. The septic bed can be easily damaged by excessive weight. Do not drive over or park any vehicules in this area. Septic systems have a maximum capacity with regards to use. Please observe the maximum number of persons determined for each cottage. COTTAGE WATER SOURCE Many cottage properties use the lake as a water source. The water may be safe to drink but most owner's filter or boil their water or bring in drinking water from an outside source. Bottled water is available at any of the local stores. SNOW MOBILES, SKI DOO, ATVS Snowmobiles are not permitted in Tremblant-Lac Superieur area. There are no legal trails. ATVs are not permitted as they are noisy and disturb neighbours. Wire Transfer - direct bank transfer. 2. Email Money Transfer. 3. Major Credit cards (Visa, Mastercard, American Express) - This payment is hosted through secure PAYPAL system. 4. Checks - We accept checks if booking is made more then 45 days before arrival date. The Company require 50% of the booking price to be paid within 24 hrs of the date when booking was made. Another 50% shall be paid 1 month prior to arrival. The price includes 100$ reservation fee, that is not going to be returned in case of cancellation. If the booking is made within 2 weeks before arrival date - we will accept only first 3 payment options, and it will require prepayment of the total booking price. CANCELLATION: Cancellation fee of $100 will not be returned. If booking is cancelled more then 2 months prior to arrival date, first deposit will be returned, except cancellation fee of $100. If cancelled within 60 days to 30 days prior to arrival date, then 50% of the first deposit will be returned.* If cancelled within 1 month prior to arrival date we will try to do our best to rent the cottage, but if we are not successfull - there is no return of the money.* *In case we will be able to rent it - all the money you paid except cancellation fee will be returned. EARLY CHECK-INS AND LATE CHECK-OUTS: Early check-ins and late check-outs are available for extra charge of $50 per hour upon availability.
